Why should I stage my home?

Home staging is a specialized field in which trained professionals provide a detailed inventory of items which need to be addressed prior to putting your house or business on the market. We will talk with you about your expectations and those of a potential buyer and help you re-design your home to appeal to the demographic of people who are most likely to take interest in your space. For example, homes in great school districts are sought after by young families who want their kids to attend the local schools. When a home of this nature goes on the market, a professional stager will help you make it as desirable as possible for families in this particular season of life.  Staged homes will stand above their competition, which is imperative in a competitive market.

 

What does the staging process entail?

Our initial consultation will normally take about 1.5 hours and we will walk through the property, addressing any cosmetic repairs, painting and updates that may be necessary prior to listing the property. During this time, we will agree upon items for which the homeowner is responsible, as well as decide which furniture is to be removed and which areas need to be de-cluttered. We will then provide a rental quote and schedule your installation.

 

Is staging worth the cost?

Absolutely. Statistically, a staged home sells 87% faster than a house that is not staged (RESA, 2013). For less than the cost of a price reduction, we can help you get your home in tip-top shape by addressing the items that homeowners often overlook but buyers notice right away. Paying close attention to detail shows the potential buyers that you have been taking great care of the home. Buying a house is an emotional process and we will help you appeal to your buyer from the moment they walk in your front door. Most people know within the first 90 seconds whether or not they’ll buy a home, so let us give your home the “WOW” factor they’re looking for.

Additionally, the longer your property sits on the market, the more money you’re wasting. If you’re paying a mortgage, utilities, maintenance, taxes and insurance on the property, you want it sold fast. For example, if you’re paying a mortgage of $2,000, plus utilities for $400/month, you are spending $2,400 per month while you’re waiting for the house to sell.
